Is your engineered timber flooring floating or glue-down?

Our engineered Australian hardwood timber flooring can be installed either as a floating floor or as a glue-down floor. The right method depends on your subfloor, the room, and what your installer recommends.


Floating installation

In a floating install, the boards lock together and “float” over an underlay rather than being fixed directly to the subfloor. This is one of the most common methods because it’s generally faster, cleaner, and more cost-effective. A quality underlay can also improve acoustic performance and add a bit of thermal comfort underfoot. Floating installs are a popular choice over existing tiles, particleboard, or where you want to avoid messy adhesives.

Glue-down installation

In a glue-down install, the boards are fully adhered to the subfloor using a suitable flooring adhesive. This method can give a more solid, “real timber” feel underfoot and is often preferred in high-traffic areas or when acoustic performance is critical (apartments, townhouses, multi-level properties). It can also help minimise movement and hollow sounds, provided the subfloor is properly prepared.

Is the Australian hardwood real timber?

Yes – it’s genuine Australian hardwood, not a printed film or laminate.

Our engineered boards have a 3mm solid hardwood veneer on top. That top layer is made from real Australian timber sourced from Queensland and Victoria, from sustainably managed suppliers – so what you’re seeing and walking on is actual hardwood, not an imitation.

Underneath that veneer is a stable engineered core. That core is there for stability (to help reduce movement from temperature and humidity changes), but the wear layer you see, feel, and can refinish is real timber. Because it’s a solid 3mm layer, it also allows for light sanding and refinishing in the future if required, depending on how the floor is used and how it’s maintained.

In practical terms, that means:

You get the natural grain, colour variation, knots and character of real Australian hardwood.

The floor looks and feels like timber because it is timber on the surface – not vinyl, not laminate, not a printed pattern.

You still get the benefits of engineered construction – better stability and easier installation options compared to solid boards.

Does your engineered timber come with a warranty?

Yes. Our Australian hardwood engineered timber flooring is covered by a 20-year residential warranty, a 3-year commercial warranty, and a lifetime structural warranty.

This warranty covers manufacturing and structural defects in the engineered timber when it’s installed and maintained correctly in suitable areas. In simple terms: if your engineered timber boards fail due to a product fault (not water damage, misuse, or bad installation), you’re protected.

Is engineered timber better than solid timber?

Does engineered timber scratch easily?

You’ll minimise scratching by using felt pads under furniture, avoiding dragging heavy items, keeping grit and stones off the floor, and trimming pet nails. Light surface marks in the coating are normal over time and are usually only visible in certain light. If you want a completely “bulletproof” surface, you’re generally looking at hybrid or vinyl – if you want the warmth and character of real timber, engineered timber is the practical way to get it, as long as you treat it like a quality timber floor.

Can engineered timber be sanded and refinished, and how many times?

Yes. Our Australian hardwood engineered timber has a 3mm real timber wear layer, which means it can be professionally sanded and refinished.

How many times depends on how the engineered timber has been installed and how aggressive the sanding is, but as a guide you can usually do one proper resand in the life of the floor, plus lighter screening/re-coating if required. Because the veneer is real Australian hardwood, you’re not locked into the original finish forever – you can refresh the look down the track if the floor starts to show wear, provided it’s done by an experienced timber flooring professional.

Do I need underlay under engineered timber, and which type is best?

If you’re installing our Australian hardwood engineered timber as a floating floor, then yes – you do need an underlay. The underlay sits between the subfloor and the engineered timber and helps with acoustics, comfort and moisture management. Over concrete slabs, an underlay with a built-in moisture barrier is usually recommended; in apartments or multi-storey homes, an acoustic underlay helps reduce noise transfer.

If the engineered timber is being glued down directly to the slab or subfloor, you generally don’t use a standard foam underlay – you follow the adhesive system specified by the installer/manufacturer instead.

Engineered timber is more dimensionally stable. The layered core is designed to resist excessive expanding, contracting and cupping. Solid timber is much more sensitive to moisture and climate, which is why you see gaps, cupping or crowning more often with solid boards.

Installation options

1) Living rooms + open-plan areas

This is the sweet spot. Engineered timber gives that warm, premium feel underfoot and looks unreal in bigger spaces where you actually see the grain and colour doing its thing. It’s ideal if you want the floor to carry the room without relying on rugs or heavy styling.

2) Bedrooms

Bedrooms are lower traffic, so engineered timber holds up well and stays looking sharp for longer. It’s also a nice upgrade if you hate carpet and want something cleaner and easier to maintain.

3) Hallways and entry zones

Engineered timber can work well here, but these zones cop the most grit and sand from shoes — which is what scratches floors, not “general use”. 4) Apartments and multi-level homes

Engineered timber is a strong option where stability matters. Just be practical: your final result depends heavily on the underlay/adhesive system, the subfloor, and any acoustic requirements. If you’re in an apartment, choose with noise compliance in mind, not just colour.

5) Feature walls (yes, it can look amazing)

Engineered timber can look seriously good on walls — especially behind a bedhead, TV wall, entry feature, or in a stairwell void. It adds texture and warmth without needing stone or expensive wall treatments. This works best when the install method supports it (typically direct fixing/glue systems) and the wall surface is properly prepared.

Where it’s not the best choice

  • Wet areas like bathrooms and laundries (unless you’re using a product specifically rated and installed for it — most aren’t).
  • Homes where wet shoes, pets, and heavy grit are constant and you want a floor that looks perfect forever. Engineered timber is durable, but it’s still timber — it will show life over time.

How Much Does Engineered Timber Flooring Cost?

The cost of engineered timber flooring depends on a few key things: the product itself, how it’s installed, and what’s happening with your subfloor and trims. It’s not just “boards × m²”.

1. Product cost – the boards per m²

This is the base cost of the engineered timber flooring itself.

What affects it:
Timber species & grade – Genuine Australian hardwood (like your range) sits above cheap imported oak or generic species.

Board thickness & wear layer – Thicker boards and a 3mm hardwood veneer cost more than thin, budget options.

Board width & finish – Wider boards, wire-brushed / matt finishes and premium coatings also push the price up.
So even before install, you’ll see a spread in price just based on whether you’re buying premium Australian hardwood engineered timber versus thin, entry-level stuff.

2. Installation cost – labour to lay the floor

On top of the boards, you’ve got the installer’s labour:

Floating engineered timber

Usually cheaper and quicker to install. Boards click together over underlay, with less mess and no sanding/finishing on site.

Glue-down engineered timber

More labour-intensive. The installer needs to trowel adhesive, work more slowly, and sometimes do extra prep on the slab or subfloor. Costs more, but gives a more solid, “timber underfoot” feel.

Installers generally price per m², but will adjust up for small, chopped-up areas and down for big, open spaces.

3. Underlay, trims and stair nosings

These are the extras that people forget about until the quote lands:

Underlay – Required for floating engineered timber flooring. Acoustic underlay or moisture-barrier underlay will cost more than basic foam.

Scotia / trims – Around skirting boards, doorways and where the engineered timber meets tiles or carpet.

Stair nosings & stairs – Stairs are always more labour and more material per m². Matching nosings and custom work push the price up.

All of this is still part of your “flooring cost”, even though it’s not just boards.

4. Subfloor preparation and removal of old flooring

Two big variables most people don’t factor in:


Subfloor prep – Levelling compounds, grinding high spots, moisture barriers on slabs, fixing squeaky subfloors. If the base isn’t right, your engineered timber won’t perform properly, and that prep isn’t free.

Removal and disposal – Ripping up tiles, old timber, carpet and taking it away adds time, tipping fees and labour.

A “clean slab, no prep, no demo” job is always cheaper than a full rip-out and level.

5. Ballpark expectations

You’ll adjust this to fit your own pricing, but in simple terms:

Supply only: good quality engineered timber flooring (not rubbish) generally sits in a mid-to-premium price bracket compared to laminate and hybrid.

Supply + install: by the time you add labour, underlay, trims and basic prep, the installed cost per m² is significantly higher than hybrid/laminate, but still usually below a full traditional solid timber supply + sand + polish job.
