Here is the honest answer, the same one I give over the warehouse counter: it depends entirely on the install method and the room, not on how handy you think you are. A modern engineered board with a click-lock joint is built to be laid as a floating floor, and that system was designed with the DIYer in mind — no nails, no adhesive, no specialist gear beyond a few hand tools. In a simple rectangular room with a sound subfloor, a methodical first-timer can absolutely lay one well, and I have talked plenty of them through it.

It stops being a DIY job the moment things get fiddly. A glue-down installation, where every board is bonded to the subfloor with flexible adhesive, is unforgiving of mistakes and miserable to correct — that is professional territory. So is any patterned layout like herringbone or chevron, where the setting-out is precise and a single early error compounds across the whole floor. And if your subfloor needs serious levelling, or the room is wall-to-wall cuts around cabinetry, doorways and odd angles, the time and the risk climb fast.

Preparation [Before You Start]

What Prep Actually Decides Whether the Floor Survives?

This is the part that decides whether your floor stays flat for decades or fails inside a year, and it is the part DIYers are most tempted to rush. Do not. Remember that lifted floor by the sliding door I mentioned up top? Here is the reveal: the couple had laid their boards the same afternoon the boxes came off a hot delivery truck, straight onto an untested slab. The boards had no chance to settle, and slab moisture did the rest. Every one of these steps happens before a single board clicks into place, and every one of them would have saved that floor.

Acclimatise the boards (48–72 hours). Engineered timber is real wood, and real wood moves to match the air around it. Lay the unopened boxes flat in the actual room they will be installed in, leave the heating or cooling running as you normally would, and wait at least 48 to 72 hours. This is the single step I will not let a customer skip, because it is the one I have seen cause the most callbacks by a country mile. The Australian Timber Flooring Association (ATFA) makes the same point in its installation guidance: timber has to reach equilibrium with the space it will live in. Do not store boards in a hot garage or a cold shed and lay them the same day — that mismatch is the classic cause of later gapping and lifting.

Moisture-test concrete slabs. Most Australian homes are slab-on-ground, and a slab holds far more moisture than it looks. Before you lay anything, the slab needs to be tested and within the manufacturer's moisture limit. A new slab in particular needs months to cure — a common rule of thumb is around one month of drying for every 25mm of thickness. This is the mistake that wrecked that young couple's floor, and it is one of the most expensive in the book, because moisture rising out of an untested slab ruins the floor from underneath where you cannot see it coming.

The subfloor must be clean, dry and flat. Sweep and vacuum every speck of grit, then check for flatness: the benchmark the trade works to, set out in the ATFA installation guidance and the AS/NZS timber flooring standards, is no more than ±3mm of deviation over a 2m straightedge. Run a long level or straightedge across the floor in several directions and mark any dips or humps. Low spots get filled with a self-levelling compound; high spots on a slab may need grinding. A floating floor laid over a wavy subfloor will feel spongy, click and creak, and can stress the joints until they fail. Choose the right underlay. A floating floor needs an acoustic underlay between the boards and the subfloor — it cushions footfall, softens sound and smooths out tiny imperfections. Over a concrete slab you also need a moisture barrier: either a separate plastic membrane or an underlay with a built-in barrier. Some engineered boards come with a pre-attached underlay, in which case you only need the moisture membrane. Check what your specific board requires before you buy, because getting this wrong is quiet but costly.

And know which rooms to keep it out of. Before you plan your layout, here is the honest boundary I draw for every customer: engineered timber is real wood, so it does not belong in a genuinely wet room. Bathrooms, ensuites and laundries fall under the National Construction Code (NCC) wet-area waterproofing requirements for good reason, and a real-timber floor is simply the wrong tool there. In those rooms I would point you to a 100% water resistant hybrid or SPC floor instead, and run the engineered timber through the dry living zones, bedrooms and hallways. Plan that line on your floorplan now, before you order, not after.

Watch Out [Slab Moisture]

Never skip the moisture test on concrete

This is the mistake I see most often, and the one that cost that Brisbane couple their floor. A slab that feels bone-dry on top can still be pushing moisture upward. Laying a real-timber floor over an untested or still-curing slab, with no moisture barrier, is the fastest way to cup, swell and ruin a brand-new floor. Test first, every time, and lay the barrier without gaps.

What Tools Do You Really Need for an Engineered Timber Flooring Installation?

Gather everything before you start so you are not stopping mid-row to chase a missing tool — that is how rows drift out of line. For a floating click-system install, here is the kit I would tell you to have on the floor before you open the first box:

Tape measure, pencil, set square or speed square, a chalk line, and a saw — a mitre saw or circular saw for cross-cuts, plus a jigsaw for scribing around obstacles. A sharp blade gives clean edges and saves you sanding cut ends.

A tapping block, a pull bar for the final row and tight spots, a rubber mallet, and 10–12mm spacers to hold the expansion gap at every wall while you work. The pull bar is the tool people forget and then sorely miss.

How Do You Lay a Floating Engineered Timber Floor, Step by Step?

With the prep done, the boards acclimatised and your tools laid out, here is how I would walk you through the floating install from first row to last. Work calmly, check as you go, and resist the urge to skip the gaps — this is exactly the sequence I would talk a first-timer through on the phone.

STEP 01

Plan layout & direction

Lay boards parallel to the longest wall or toward the main light source for the most natural look. Measure the room and plan so the final row is not a sliver — adjust the first row's width if needed. Dry-lay a few rows to preview before anything clicks for good.

STEP 02

Lay underlay + moisture barrier

Roll out the acoustic underlay across the subfloor, butting edges together without overlapping. Over a slab, lay the moisture barrier first (lapping it up the walls slightly), then the underlay. Tape the seams as directed.

STEP 03

Set the expansion gap

Place 10–12mm spacers along every wall. Engineered timber expands and contracts with the seasons, and this gap gives it room to move. Keep the gap at all fixed points — walls, posts, pipes and doorways — for the entire install.

STEP 04

Lay the first row

Start in a corner with the board's tongue facing the wall (you may need to trim the tongue off the first row's wall edge). Keep spacers in place. This first row sets the line for the whole floor, so check it is dead straight before you build on it.

STEP 05

Stagger the end joints

Begin the next row with an offcut so end joints are staggered by at least 300mm from the row before. Random, staggered joints are stronger and look far better than a regular stair-step pattern. Never line joints up.

STEP 06

Click & tap together

Angle each board into the one before, lower it to click the long edge, then use the tapping block and mallet to close the end joint. Tap gently against the block — never the board edge directly — until seams are tight and flush.

STEP 07

Scribe around obstacles

For pipes, posts and door jambs, measure carefully and cut with a jigsaw, allowing the expansion gap around each. For pipes, drill a hole slightly oversize and cut a wedge out behind it, then glue the wedge back once the board is in.

STEP 08

Rip-cut the final row

The last row almost always needs ripping to width. Measure the gap at several points (walls are rarely straight), subtract the 10–12mm expansion gap, then rip each board to suit. A pull bar helps draw these tight against the previous row.

STEP 09

Reinstall skirting / scotia

Remove all the spacers. Cover the expansion gap with scotia or quad, or refit skirting boards. Critically, nail the trim to the wall, never down into the floor — pinning the floor stops it moving and defeats the gap.

STEP 10

Fit transitions & thresholds

At doorways and where the floor meets another surface, fit transition strips or thresholds to bridge the gap and height difference. These also let the floor expand at openings. Give the floor a clean and you are done.

The Other Way [Glue-Down]

What Is Different About a Glue-Down Engineered Timber Flooring Installation?

If you have chosen a glue-down floor, here is how it differs in practice — and why I steer most renovators away from doing it themselves. Instead of underlay and clicking, each board is bedded directly onto the prepared subfloor in a layer of flexible flooring adhesive. You spread the adhesive with a notched trowel, working in manageable sections so you stay ahead of the glue but never get caught behind its working time — the window before it starts to skin over and grab.

Boards are laid into the wet adhesive, tapped together at the joints, and held flat (sometimes weighted) while the glue cures. Here is the part that catches people out: there is no lifting and re-clicking to fix a mistake. Once a board is set into adhesive in the wrong spot, correcting it is slow, messy and often wasteful. The expansion gap at the walls still applies, the ±3mm/2m flatness tolerance is just as strict, and the adhesive has to match both the board and the subfloor. Done well, glue-down gives the most solid, planted, quiet floor there is — which is exactly why it is the preferred method for wide boards, herringbone and floors over heating. It simply rewards experience, which is why I send DIYers toward floating and glue-down toward a pro.

The Edges [Finishing]

How Do You Finish the Edges So It Does Not Look DIY?

The difference between a floor that looks DIY and one that looks professionally laid is almost always in the finishing — the edges, the doorways and the transitions. This is where I slow customers right down, because it is the part visitors actually notice.

Door frames and jambs. Rather than trying to scribe a board around the intricate shape of a door architrave, the neat trick — and the one I would teach you first — is to undercut the jamb instead. Lay an offcut face-down beside the frame as a height guide, then use a multi-tool or flush-cut hand saw to trim the bottom of the architrave so the board slides underneath for a clean, gap-free finish. Transitions and thresholds. Wherever your floor meets a different floor, runs through a doorway, or changes height, a transition strip or T-moulding bridges the join cleanly and, just as importantly, gives the floating floor room to expand at that point. Choosing the right profile matters — see transition strips and T-mouldings: when and how to use them for the full rundown of which strip suits which join.

Expansion gaps, finished neatly. Every gap you left around the perimeter gets covered, never filled rigidly. Scotia (quarter-round) or quad trim hides the gap while still letting the floor move beneath it. The golden rule bears repeating, because it is the second-most-common mistake I see: fix all trims to the wall, not to the floor. Screw or nail through the boards and you pin the floor in place, and it can buckle the next time it expands.

Can You Lay Engineered Timber Over Underfloor Heating?

You can, and engineered timber is one of the few real-timber floors I am genuinely happy to lay over underfloor heating, thanks to its stable cross-bonded core. If you are going over hydronic (in-slab or in-screed) heating, a few rules apply, and I would not bend any of them. The heating system must be commissioned and then turned off, or run at a low temperature, before and during installation, and brought up gradually afterwards. Stick to the manufacturer's maximum surface temperature, usually around 27°C, and never exceed it — too much heat dries and shrinks even a stable board. Glue-down is typically preferred over heating because the direct bond transfers warmth more evenly. If underfloor heating is part of your plan, confirm your specific board is rated for it and follow the temperature ramp-up to the letter.

The Engineered Timber Flooring Installation Mistakes I See Most Often

Almost every engineered timber floor that fails early fails for one of a handful of reasons — and after years of callbacks, I can tell you every one of them is avoidable. Here are the big ones to design out of your job from the start:

MISTAKE 01

No acclimatisation

Laying boards straight off the delivery truck or out of a hot garage — the exact mistake behind that lifted Brisbane floor. The timber settles to room conditions after install instead of before, opening gaps and lifting joints. Always wait the 48–72 hours.

MISTAKE 02

No expansion gap

Butting boards hard against the walls. With nowhere to expand, the floor pushes against the perimeter and buckles or peaks in summer. Keep a 10–12mm gap at every fixed edge, every time.

MISTAKE 03

Wet or uneven subfloor

Skipping the moisture test, or laying over dips and humps beyond ±3mm/2m. The result is cupping from below, or a spongy, creaking floor that stresses its own joints. Test and level first — no exceptions.

MISTAKE 04

No moisture barrier

Floating a floor over a concrete slab without a membrane. Slab moisture rises straight into the timber and ruins it from underneath. Over any slab, the barrier is not optional.

When Should You Call a Professional Instead?

There is no shame in handing this over, and I tell people that every week. Engineered timber is a real investment, and a clean professional install often costs less than fixing a DIY job that went wrong — I have quoted both, and the repair is rarely the cheaper one. Call a pro when any of these are true:
