Putting kitchen cabinets on a floating floor is the renovation decision that costs nothing on the day and thousands to undo later. Heavy furniture is almost never the problem. Restraint is.
A floating floor is not fixed down. Anything that pins one section while the rest of the room moves pushes the damage somewhere else. Weight sits on the surface. Screws and loaded cabinetry hold the floor still.
It comes up the day the cabinetmaker arrives and someone decides whether the boards run under the kitchen or stop at it. Planned for, it is free. Found afterwards, the fix means lifting a stone benchtop off cabinetry already screwed to the wall.
The Short Answer [TL;DR]
Kitchen cabinets and fixed islands go in first, on the subfloor, and the floating floor stops at them behind the kickboard. Heavy furniture that only rests on the surface is fine, including fridges, pianos and slate pool tables. Leave the expansion gap, usually around 10mm, at every fixed object, not just the four walls. Never screw through the boards into the subfloor, and give every trade the finished floor height first.
The Core Rule [One Sentence]
The Only Rule: Nothing May Hold the Floor Still
Nothing may hold a section of floor still while the rest of it moves. That is the whole rule. Everything below is that one sentence applied to a kitchen.
A floating floor sits on the subfloor as one connected raft. The boards lock to each other and to nothing else, and that raft expands and contracts with temperature and humidity. So the installer gaps every wall, and fixes skirting to the wall, not the boards.
Two questions sort any item.
- Is it fixed to a wall or the subfloor, or does it only rest on the surface?
- If the floor shifted two millimetres tomorrow, would it travel, or pin?
A 350kg pool table rests, so it travels. A 40kg shower screen return screwed through the boards pins. Nine times the weight, none of the harm.
Stone core boards are more dimensionally stable than a timber or HDF core, but stable is not static. The Numbers [Expansion Gap]
Floating Floor Expansion Gap: How Much, and Where It Goes
Around 10mm at the perimeter is the usual figure. The part almost nobody catches is that the gap belongs at every fixed object, not just the four walls. A kickboard is a wall as far as the floor is concerned. So is an island frame and a waste pipe.

Watch Out [Do Not Fill It]
A gap packed with something rigid is not an expansion gap
Grout, tile adhesive and expanding foam turn it into a solid bridge. So does a kickboard pushed hard against the boards and screwed home. Where a seal is needed, use flexible silicone.
Kitchens [Order Of Works]
Kitchen Cabinets: Floor Around Them, Not Under Them
Lay the floor up to a kitchen run and stop there, never underneath it. Base cabinets are not furniture. They are screwed to the wall, levelled on their legs, and loaded with a stone benchtop glued to the carcases. Once the stone is on, that run is part of the building, and so is any floor under it.
The safe method is the standard one. It does not change whether a builder runs the job or you are still working out which floors you can lay yourself. Cabinets go in first on the prepared subfloor. The floor is laid up to the kickboard line, with the gap left there. The kickboard is cut to the finished floor height so it rests on the boards rather than clamping them.
Why running the floor under a kitchen goes wrong
Under a loaded run the boards are pinned by the weight above and by cabinet legs digging in. The rest of the room keeps moving. That stress lands mid room as peaking or a lifted section. The kitchen looks perfect. The floor three metres away does not.
One exception. Floor into the appliance cavities, so the dishwasher, fridge and oven slide out later without dropping into a hole.
The order of works that actually works
- Subfloor prepared and levelled, per our guide to preparing a subfloor.
- Cabinets installed, levelled and fixed, sitting on the subfloor.
- Benchtop fitted, plumbing and electrical roughed in.
- Floor laid to the cabinet line, gap at every run, frame, wall and pipe.
- Kickboards cut and fitted last, resting over the gap.

The Expensive One [Islands]
Islands: Fixed and Freestanding Are Two Different Animals
Islands are where the real damage happens, because an island is usually fixed. The cabinetmaker screws a frame to the subfloor so it cannot slide, then drops the carcases over. If the floor is already down, those screws lock that section to the building permanently.
Never fix anything through a floating floor into the subfloor. There is no undoing it short of lifting the boards back out to repair them, which means emptying the room.
The sequence matches the cabinet runs. Frame fixed first, floor laid around it with a gap on all four sides, covered by the island kickboard. Where waste comes up for a sink, cut with clearance and fit a collar, never grout and never foam.
A freestanding island is a different case. A butcher's block or a rolling trolley only rests on the floor, so the boards run straight underneath. Heavy does not pin a floor. Fixed does.
The kitchen is the room that gets wet. In a unit it is also the room that has to satisfy what strata asks of you on impact noise, so the range matters. The stone core boards in our hybrid flooring range are 100% water resistant. The 9.5mm SPC range adds a more solid core at $50.28 per square metre.

Heavy Furniture on a Floating Floor: How Much Can It Take?
More than you will ever put on it. Nearly everything people ring us about only rests on the surface, and resting is fine. That holds across every core in our click-lock floating floorboards, from HDF laminate to stone core SPC.

Every heavy item is fine and every fixed item is not, whatever it weighs. The bolted gym rig at 90kg is the problem child. The pool table at 350kg is not.
The number that matters is point load
A typical upright piano is about 250kg on four castors, so each castor carries roughly 63kg across a contact patch of about one square centimetre. That is the figure that dents a board.
Sit each castor in a 90mm castor cup and the same 63kg spreads over about 64 square centimetres, or roughly 1kg per square centimetre. The piano did not get lighter, but the load dropped about sixty times. A 60kg person in stilettos loads a single heel about as hard as that bare castor does. The thing to watch is the small hard foot, not the heavy object.
Rule of Thumb [Spread The Load]
Hard, small foot? A pad or a cup underneath. Wide flat base? Already fine. Felt pads sit with the trims in our flooring accessories range.
Surface damage is a separate question from restraint, and it is the one that generates complaints. Our Urban Laminate is AC4 abrasion rated with a 0.5mm wear layer, but no printed surface sands back. The veneer on the 14.3mm engineered Australian hardwood does, one of the differences in engineered timber versus hybrid flooring.
Room By Room [The Calls]
Wardrobes, Laundries, Bathrooms and Home Gyms
Fitted wardrobes are cabinetry, so the floor stops at them and the gap hides under the kickboard. A freestanding wardrobe just needs pads.
Laundries are the sneaky one. Floor the washing machine cavity, because those machines come out for service and go back on a trolley. One that drops off a board edge takes the click joint with it.
Bathrooms are where the fixing mistake hides. The killer is the shower screen return, plugged straight down through whatever is underneath. Set the screen so its fixings land outside the floating floor. The tanking membrane below is still the legal water barrier.
Home gyms want a freestanding rack on rubber matting. If your training needs bolts, the floor stops at the rack footprint and the rack fixes to the slab.
Stairs are the deliberate exception, because stair nosing is screwed down by design. That makes it a fixed restraint point with its own detail, covered in our stair nosing guide.
Failure Mode [What Goes Wrong]
What Goes Wrong, and Why It Shows Up in Another Room
The telltale of a pinned floor is that the symptom never appears where the mistake was made. Boards trapped under a kitchen show up mid living room, weeks later, after the first proper heat. That delay is why it gets reported as a product fault when it is an installation fault.
What to look for, in the order it appears:
- A ridge or peak at a joint where two boards have lifted against each other.
- Gaps opening at board ends in one part of the room while another stays tight.
- A hollow or clicking sound where the floor used to be silent.
- The floor hard against a kickboard, hearth or door track with no gap left.
Seeing a ridge? Work through why a hybrid floor lifts before blaming the boards, and if the symptom is the opposite, gaps opening between boards covers that side. It matters commercially. Installation faults sit outside a manufacturer warranty in almost every case, as covered in what to look for in a flooring warranty.
The early check takes five minutes and it is the highest value thing here. As soon as the joinery is in, run a thin blade behind the skirting and along the kickboard line at several points. You are checking that the gap is still open and that nothing has been packed or screwed into it.
The Money [Fix Cost]
What the Fix Costs, in Real Numbers
Boards for a 25 square metre relay start at about $713, and that is the cheap half of the bill. Doing it right costs nothing. Doing it wrong costs the boards plus everything on top of them, and the second half is the expensive half.
Sometimes you get lucky. If the floor has only been pinned by a kickboard packed hard against it, pull the kick off. Cut the boards back 10mm with an oscillating multi tool and refit. No boards lifted, no cabinetry touched.
If screws have gone through into the slab, that rescue is off. Here is the board line alone for a 25 square metre kitchen and dining zone, including 10% wastage.
